Rules that apply in England

England

Security rules for new homes

Approved Document Q has applied to new homes in England since 1 October 2015. Easily accessible doors and windows, meaning any part within 2 m vertically of the ground or another accessible surface, should meet PAS 24 or an equivalent, and glazing in doors and in windows within 400 mm of a door should be laminated to at least BS EN 356 P1A. It does not apply when you change the glass in an existing home, although it is a sensible benchmark.

Safety glass in critical locations

In England, section 5 of Approved Document K treats glazing in doors and in side panels within 300 mm of a door edge, from floor level up to 1,500 mm, and any other glazing below 800 mm, as a critical location. Glass there should break safely, be robust, or be guarded. Laminated or toughened glass meeting BS EN 12600 class 3 is the usual answer, rising to class 2 for door and side-panel panes wider than 900 mm.

Listed buildings and conservation areas

In England, listed building consent from the council may be needed to replace historic glass such as crown or cylinder glass, or to alter glazing bars, sashes and frames. Historic England publishes guidance on traditional windows. Secondary glazing and window film are often easier to agree because they can be removed later, but the council's conservation officer makes the decision.

Security glazing in Margate: questions

Do you fit security glass in Margate?

Yes. We can arrange surveys and fitting in Margate and the CT9 area.

How much does security glass cost in Margate?

Expect £162 to £474 including VAT (£135 to £395 plus VAT) per window for security glass for home windows in Margate. The written quote names the glass makeup, the price and the lead time before you commit.

Can you survey in Margate and nearby towns?

Yes. Surveys in Margate, Broadstairs and Ramsgate are booked around installer availability.

How long does fitting take?

Most panes and sealed units take under an hour each once the glass arrives; a shopfront or large pane may take a day.

Do I need approval to replace glass?

In England and Wales, replacing glass alone in an existing frame is generally treated as a repair, while replacing whole windows or doors is notifiable building work. Scotland uses building warrants and Northern Ireland its own building control system, so ask the council's building control if you are unsure. New glass in a critical location should be safety glass everywhere.
