Rules that apply in England
Security rules for new homes
Approved Document Q has applied to new homes in England since 1 October 2015. Easily accessible doors and windows, meaning any part within 2 m vertically of the ground or another accessible surface, should meet PAS 24 or an equivalent, and glazing in doors and in windows within 400 mm of a door should be laminated to at least BS EN 356 P1A. It does not apply when you change the glass in an existing home, although it is a sensible benchmark.
Replacing glass in an existing frame
Replacing only the glass or sealed unit in an existing frame is generally treated as a repair in England rather than notifiable building work. Replacing a whole window or door is notifiable and is normally certified through a competent person scheme or approved by building control. Either way, new glass in a critical location should still be safety glass.
Glazing in workplaces
Regulation 14 of the Workplace (Health, Safety and Welfare) Regulations 1992 requires windows and transparent surfaces in walls, partitions, doors and gates to be of safety material or protected against breakage where health or safety makes that necessary, and to be marked so people notice them. The employer or the person in control of the premises decides what is needed through their risk assessment.
Security glazing in East Sussex: questions
Do you fit security glass across East Sussex?
We can arrange work anywhere in East Sussex, including Brighton, Eastbourne, Hastings, Hove and Bexhill-on-Sea, and in other towns across the area.
How much does security glass cost in East Sussex?
As a guide, laminated security glass costs £145 to £495 plus VAT (£174 to £594 inc VAT) per pane, anti-bandit glass £450 to £2,995 plus VAT (£540 to £3,594 inc VAT) per pane and security film £45 to £110 plus VAT (£54 to £132 inc VAT) per m², supplied and fitted. Fixed prices follow a free survey.
Do I need permission to replace glass in East Sussex?
Replacing glass in an existing frame is usually treated as a repair rather than notifiable building work, but new glass in a critical location (doors, side panels and low-level glazing) should be safety glass under Approved Document K. Listed buildings may need listed building consent. The rules section on this page has the detail.
What is the difference between laminated and toughened glass?
Toughened glass is stronger but breaks into small pieces and leaves an open hole. Laminated glass cracks but stays in the frame, which is why it is the choice for security.
Do you hold any certifications or memberships?
No. We hold no certifications or memberships. Where glass or a product is tested or certified, that belongs to its manufacturer.
