Rules that apply in Scotland
Listed buildings and conservation areas
Listed buildings in Scotland need listed building consent from the council for works affecting their character, which can include historic glass, glazing bars and sash windows. Historic Environment Scotland is consulted on some cases and publishes guidance on traditional windows. Conservation areas bring extra scrutiny of shopfronts and external changes.
Safety glass in critical locations
In Scotland, standard 4.8 of the Building Standards technical handbooks covers glazing at risk of human impact. Panes within 800 mm of floor level, in a door leaf, or within 300 mm of a door leaf and up to 1.5 m above the floor should resist impact in line with BS 6262-4, or be guarded. Laminated and toughened glass are the usual ways to meet it.
Security rules for new homes
Standard 4.13 asks for doors and windows in new homes that are vulnerable to unlawful entry to be secure. Glazing that would let someone reach a lock from outside should be laminated or similarly robust, and easily accessible openable windows need a keyed lock or a keyless lock with laminated glass. It applies through the building warrant for new homes and conversions.

How much does security glass cost in Fife?
As a guide, laminated security glass costs £145 to £495 plus VAT (£174 to £594 inc VAT) per pane, anti-bandit glass £450 to £2,995 plus VAT (£540 to £3,594 inc VAT) per pane and security film £45 to £110 plus VAT (£54 to £132 inc VAT) per m², supplied and fitted. Fixed prices follow a free survey.
Do I need permission to replace glass in Fife?
Like-for-like glass replacement is usually treated as a repair. Glazing in critical locations should resist impact under Building Standard 4.8, and listed buildings may need listed building consent from the council. See the rules on this page.
My double glazing has misted. Can it be fixed?
The sealed unit needs replacing. The frame stays, and the new unit can include a laminated pane for security.
Do you hold any certifications or memberships?
No. We hold no certifications or memberships. Where glass or a product is tested or certified, that belongs to its manufacturer.
