Misted unit replacement with laminated glass in Bletchley: what will it cost?

Budget £150 to £474 including VAT (£125 to £395 plus VAT) per unit for misted unit replacement with laminated glass in Bletchley, supplied and fitted. Larger panes, thicker makeups and difficult access cost more; the price is fixed in writing after the survey.

Misted unit replacement means swapping a double-glazed unit whose seal has failed, so moisture has got between the panes, for a new sealed unit. Doing it with a laminated pane turns a routine repair into a security upgrade for little extra cost.

What goes into misted unit replacement with laminated glass

  • Existing frames, handles and locks kept
  • New sealed units made to measure
  • Laminated inner pane for security
  • Toughened panes where safety glass is required
  • Low-E glass, argon fill and warm-edge spacers
  • Obscure and decorative glass matched where possible

Fitting in Bletchley and nearby

Surveys in Bletchley (MK3) are booked around installer availability. We also cover nearby Milton Keynes (3 miles), Leighton Buzzard (6 miles) and Ampthill (10 miles).

Milton Keynes' glass-fronted shopping centre and business districts contrast with Buckinghamshire's older towns, where Aylesbury, Amersham and Marlow keep many period shopfronts.

Typical settings for misted unit replacement with laminated glass:

  • Door glass that has gone cloudy
  • Windows with condensation between the panes
  • Units with blown seals in sunny elevations
  • Rented homes with a few failed units

Laminated or standard

A laminated inner pane adds security for a small extra cost while the unit is being made.

Energy specification

New low-E and argon units are usually warmer than the ones they replace.

What the rules say in England

England

Safety glass in critical locations

In England, section 5 of Approved Document K treats glazing in doors and in side panels within 300 mm of a door edge, from floor level up to 1,500 mm, and any other glazing below 800 mm, as a critical location. Glass there should break safely, be robust, or be guarded. Laminated or toughened glass meeting BS EN 12600 class 3 is the usual answer, rising to class 2 for door and side-panel panes wider than 900 mm.

Security rules for new homes

Approved Document Q has applied to new homes in England since 1 October 2015. Easily accessible doors and windows, meaning any part within 2 m vertically of the ground or another accessible surface, should meet PAS 24 or an equivalent, and glazing in doors and in windows within 400 mm of a door should be laminated to at least BS EN 356 P1A. It does not apply when you change the glass in an existing home, although it is a sensible benchmark.

Misted unit replacement with laminated glass in Bletchley: questions

Can you survey in Bletchley and nearby towns?

Yes. Surveys in Bletchley, Milton Keynes and Leighton Buzzard are booked around installer availability.

Does replacing a unit need building regulations approval?

Replacing glass or a sealed unit in an existing frame is generally treated as a repair rather than new building work, across the UK. Replacing the whole window is different and is controlled.

Why is there condensation between my window panes?

The seal around the unit has failed, letting damp air into the gap. The only lasting fix is a new unit.

Do I need a new window frame?

No, if the frame is sound. We replace only the sealed unit.
